Still unsure about something? Here are the questions we hear most from buyers, sellers, and homeowners across Chelmsford and Essex.
A RICS Level 2 HomeBuyer Report provides a visual inspection of a property in a standardised, traffic-light format. It's designed for conventional, modern properties in reasonable condition and highlights urgent defects and matters that need legal attention.
A RICS Level 3 Building Survey (sometimes called a full structural survey) is more in-depth. It covers the construction, condition, and defects of a property in detail — including advice on repairs, timescales, and likely costs. It's strongly recommended for older properties, those with unusual construction, or homes that appear to have issues. See our Services page for a full comparison.
Yes — absolutely. A mortgage valuation is carried out for your lender's benefit, not yours. It simply confirms whether the property is worth lending against. It is not a survey of the property's condition, and won't tell you about defects, structural issues, signs of damp, or subsidence. A proper home survey is always in your interest when purchasing a property.
Depending on the type of survey, the inspection itself typically takes between 2 and 8 hours on site. A RICS Level 2 survey on a standard 3-bedroom home usually takes around 2–3 hours. A Level 3 Building Survey on a large Victorian property might take 5–8 hours. You'll receive your written report within 5 working days of the inspection.
You don't have to be, but you're very welcome to attend. Many buyers choose to join us towards the end of the inspection so the surveyor can walk them through any issues in person. If you can't attend, don't worry — we'll cover everything in the written report and in a follow-up call.
Survey costs vary depending on the type of survey you need and the size, age, and condition of your potential purchase. As a rough guide, a RICS Level 2 survey in Chelmsford typically starts from around £350–£500, while a Level 3 Building Survey starts from around £550–£900. Use our cost estimator above for a more tailored estimate, or contact us for a precise quote.
A building surveyor will carry out a visual inspection of the property, looking at the structure, fabric, and services. They'll be looking for things like: cracks indicating structural movement or subsidence; signs of damp, condensation, or rising damp; roof defects such as missing or slipped tiles; timber defects including rot and woodworm; electrical and heating issues; and any major or urgent defects that could affect the value or condition of the home.
